I. CALL TO ORDER
The meeting was called to order at 7:05 p.m. by Roger Smith at the clubhouse.


II. ROLL CALL
Board Members Present: President Roger Smith; Treasurer Gerry Chudleigh; Secretary Joe LaMartina; Director Dan Shepherd

III. HOMEOWNER DISCUSSION
None.

IV. ADDITIONS/APPROVAL OF AGENDA
The agenda was approved as submitted.


V. APPROVAL OF PREVIOUS MEETING MINUTES
A motion was made by Gerry Chudleigh, seconded by Dan Shepherd to approve the Minutes of July 18, 2005 as written. The motion carried.


VI. TREASURER’S REPORT
Gerry Chudleigh reviewed the July financial statements. All directors received copies of the bank statements and reconciliations. A motion was made by Gerry Chudleigh, seconded by Joe LaMartina, to approve the July financials as presented; the motion carried.

Delinquent accounts were reviewed with the Board by Karen Furnish.




VII. MANAGEMENT REPORT
A. Calendar – reviewed
B. Violations – reviewed. An appeal was made by 1734 Hays to keep the basketball hoop on the sidewalk. The Board agreed that this needs to be stored off the sidewalk as our rules are for everyone.
C. Work Orders - reviewed
D. Correspondence – reviewed


VIII. COMMITTEE REPORTS
A. Landscape Report
Monthly Report
· Trees – the pine trees and California pepper trees at the pool and pool slope have been pruned and thinned out. This was completed the first week of August. The rest of the trees look okay for now and will not need any pruning until late Fall or Winter.
· Valve actuator on Shamrock and Jerome walkway that was replaced last month had the solenoid and wires pulled out. I recently went to check the area and the solenoid was completely missing. There may be some kids just vandalizing these valves. A few times I have noticed the valves turned completely off and this is the reason for some of the dry areas in the turf. The valve would be shut off.
· Plantings – the planter bed on O’Leary and Heather Rige on the west side will be planted with the plants proposed in the original bid. In addition, the walkway from Jerome to Shamrock will be replanted. This is according to the walk through on July 18, 2005. We will begin this project in August.
· Planters at Jerome and O’Leary had additional sprinklers added to the new Raphiolepis plants.
· Bare spots in the turf at the pool area and the turf at the corner of O’Leary and Jerome were over-seeded during the last week of July.
· Sprinker timer for the area on the corner of Galway and Donegal was replaced. The irrigation was turned up and watering everyday to bring the landscape back. The turf is beginning to recover and the ivy is growing back.
· Broken sprinkler along the walkway from Tipperary to the pool area next to the light pole was repaired. Someone had broken the riser and broke the electrical junction box next to the light pole.

It was mentioned that several sprinklers are broken on the slope and around the clubhouse that need repairs. Helga Morgan further requested that the mound grass in the planter bed on Hays be watered as it appears to be drying up. Further the same planter bed needs to have the weeds and grass pulled away from the bases of the roses so that the roses get more water.

Helga Morgan further commented that the landscapers are not picking up trash and debris. She carries a bag and walks the community at least once a week picking up litter and broken glass. The landscapers will be asked to pick up litter when they are out and they will also be asked to pick up broken branches as there have been several which have been laying in common areas for several weeks now.

It was also asked that the landscapers blow off the sidewalk on O’Leary on the hillside as this is not being done.


B. Pool Report
A bill from CDS Pools was received in the amount of $3,197. The bill covered the replacement of two cracked fiberglass DE filters with two new purex stainless steel 2060 DE filters with back washes at a cost of $2,480; labor to install at $300; 100 pounds of chlorine tablets at $200; a new 24” life ring with rope $80; a new occupant capacity sign $12; repaired loose hand rails $75 and spa filter cleaning at $50. The Board asked that a letter be sent to CDS Pools stating that they need to provide a proposal for large items such as the replaced filters before doing the work. Further CDS needs to use the automatic pool filler rather than using a garden hose as the hose can be a trip hazard laying across the deck unattended.

Pool violation letters were reviewed. No action is required.

Pool Restroom Restoration
A verbal quote from White Rain Plumbing to install a single outside shower at a cost of $1,200 was discussed. The Board tabled the bid and will discuss more at the next meeting.


C. Clubhouse
· Clubhouse Reservations

D. Architectural
Approvals:
· 180 Jerome – repainting exterior
· 1809/1815 Tipperary – repainting exterior
· 177 Heather Ridge – repainting exterior
· 1875/1869 Galway – repaint exterior trim in same color. Board encourages and strongly recommends that the larger wood areas over the garage doors be repainted in a lighter color matching the stucco in order to lighten up these homes and enhance the curb appeal of these homes.
· 156 Jerome – repainting exterior and repainting the larger wood area above the garage door the color of the stucco.


E. Neighborhood Watch
A Neighborhood Watch Meeting was held on August 8, 2005 with Officer Morris in attendance. Several homeowners have signed up and block captains are being selected.


IX. ONGOING BUSINESS
A. Selleck Properties
A representative of Selleck Properties will be asked to attend the next Board meeting and provide an update on the work.


B. Reslurry Bids
Tabled until after Selleck project is complete

C. Antenna and Dish Policy
Tabled.


X. NEW BUSINESS
A. Lighting Bids
Two lighting improvement bids were received and tabled at this time.

B. 133 N. Jerome
The owner requested that the association provide assistance and support to the City for removal of the large eucalyptus tree in their front yard. The Board will send a letter stating that the tree is in their front yard but that the Board is in support of the tree being removed as it is extremely large and lawn does not grow under the tree.

C. Signs
The pool rules sign will be redone and a sign reading no skateboarding around the clubhouse will be posted as well as stenciled on the curbing around the clubhouse.


XI. DATE AND TIME OF NEXT MEETING
The next meeting will be Monday, September 26 at 7:00 p.m. at the clubhouse.

The Annual Meeting will be held in October. The terms of Roger, Gerry and Dan are up for re-election (two year terms).


XII. ADJOURNMENT
The meeting was adjourned at 8:45 p.m.
