Board of Directors Meeting
Minutes of May 16, 2005
I. CALL TO ORDER
The meeting was called to order at 7:10 p.m. by Roger Smith at the Kelly
Park Clubhouse.
II. ROLL CALL

Homeowners Present: Vicki Shepherd; Helga Morgan; Sue Simmons; Brenda
and Don Mongeon
III. HOMEOWNER DISCUSSION
Brenda and Don Mongeon discussed their architectural request to install
a black wrought iron fence along the side and front of their yard. The
proposed fence would include three gates and would be five feet tall
with a decorative top. A motion was made by Roger Smith, seconded by Dan
Shepherd, to approve the request as submitted. The motion carried.
Brenda and Don Mongeon stated that they will be donating a ping-pong
table to the clubhouse. The Board thanked them for their time and for
the donation.
Sue Simmons was in attendance to discuss the landscaping at the corner
of Heather Ridge and Hays. She said that the grass is not mowed at an
even level and that the cut grass is not raked up and disposed of. She
said that the weeds are not pulled and that some of the grass is
creeping in under her fence and she’d like to have it pulled back. She
said that the bouganvillas along the fence at the end of Hays have not
been trimmed by the landscapers and that her husband recently trimmed
them. She additionally stated that the sprinklers are having a difficult
time reaching all the lawn areas and that the thick grass around the
sprinklers needs to be cut back.
IV. ADDITIONS/APPROVAL OF AGENDA
The agenda was approved as submitted.
V. APPROVAL OF PREVIOUS MEETING MINUTES
A motion was made by Roger Smith seconded by Dan Shepherd to approve the
Minutes of April 19, 2005 as written. The motion carried.
VI. TREASURER’S REPORT
Gerry Chudleigh was not present and thus the April financials were not
reviewed at this time.
Delinquent accounts were reviewed with the Board by Karen Furnish.

VIII. COMMITTEE REPORTS
A. Landscape Report
Helga Morgan and Joe LaMartina are on the Landscape Committee. Helga has
had the landscapers not use the riding mowers as these leave uneven
patterns in the lawns. The lawns look much better now that the regular
mowers are being used. Helga reported that she is seeing improvements in
the landscaping and is looking forward to having the pines around the
pool trimmed and some new plantings done on the hillside by the
clubhouse. The landscaper is also maintaining the front yard of 1905
Galway and the homeowner is being billed on her HOA dues statement for
this service. The owners of 1743 O’Leary declined this service and
intend to sell the home soon. An apology letter will be sent to the
owner of 204 Kelly Road as the “dead” tree did come alive again this
spring and looks good.
B. Pool Report
A letter was sent to the owner of 1875 Tipperary regarding the gate
being propped open. The owner called management stating that he had
spoken with the tenants and they had not done this. The owner requested
that the pool key #111 be voided at this time and should the tenants
request a new pool key, they will be responsible for the costs. A letter
was sent to the owners of 1731 O’Leary Court regarding the pool gate
being propped open. The owner called stating that their pool key #59 had
not been used in several years and asked that the number be checked
again for use on the night in question (May 3); this will be done.
Pool Restroom Restoration
The toilets and sinks have been reinstalled. The drywall has been
repainted and mirrors and outlet covers need to be installed and the
shower valves need to be changed out so that they can only go on for 15
seconds with one push. Joe LaMartina volunteered to speak with the
plumber on the final restorations needed.
C. Clubhouse Reservations
The Clubhouse is rented June 2, 17, 18. Roger Smith volunteered to open
the clubhouse doors on the June dates and to inspect the clubhouse
before and after the events. The Board discussed having the form state
that if the renter does not show up for a pre-rental walk through, then
their reservation may be forfeited.
D. Architectural
Requests:
· 221 Donegal – garage door approved provided that color matches
adjoining neighbor’s garage door
· 166 Heather Ridge – repaint exterior of home to match adjoining
neighbor’s home approved
· 1886 Galway – wrought iron fence and three gates – approved
· 221 Donegal – new roof – denied until adjoining neighbor and homeowner
can agree upon a mutual roof material and color
· 155 Heather Ridge – redwood fence along side – approved but cannot be
extended to the front of the home
· 1881 Tipperary – new landscaping is being installed but there have
been no Architectural Requests submitted. A form will be sent to the
owners.
IX. ONGOING BUSINESS
A. Selleck Properties
Work continues to be in process.
B. Reslurry Bids
Tabled until after Selleck project is complete
C. Antenna and Dish Policy
Tabled as Gerry Chudleigh was not in attendance.
D. Neighborhood Clean Up Day
The neighborhood clean up held on Saturday May 14 was a huge success.
This is sponsored by the City and is free to the homeowners association
once a year. All dumpsters were completely filled and removed around
11:30 a.m. A big thank you goes out to those who volunteered to watch
over the dumpsters and to Vicki Shepherd who coordinated the annual
event again this year.
E. Concrete Walkway Repair
The sidewalk around the walkway around the pool has been ground down.
The bicycle obstructions will be removed next.
X. NEW BUSINESS
None.
XI. DATE AND TIME OF NEXT MEETING
The next meeting will be Monday, June 20 at 7:00 p.m. at the clubhouse.
XII. ADJOURNMENT
The meeting was adjourned at 8:50 p.m.
